Who we work with

The Process

  1. Get Pre Approved
  2. Call Scott Sullivan w/ 21st Mortgage 800-955-0021 ext  1216. He is a lender that works with me as a Mobile Home Dealer. Some lenders may not work with me as I might not be a preferred builder with them.
  3. Feel free to browse Floor Plans, but I will not work with you until you are Pre Approved. Doing so would only waste my time and yours. We need to know how much you are approved for before we start looking for homes.

  4. Buy Land (if needed)
  5. If you need land we have a Realtor that can help you find and purchase the land. If you already have land we will just need to figure out what Manufactured Home you want.
  6. Land needs to be cleared, driveway in, septic installed w/ Approval to Operate in hand, and  water source available before we can order home.
  7. When purchasing land, some of the major things to consider are zoning requirements, set back requirements, verifying wetland, verifying flood zone, verifying access, perc test septic, and verifying utilities.

  9. The 4 Manufacturers listed above are the manufacturers I work with. You can click on the images and you will be directed to their websites to see floor plans. These are all higher end Sheet Rock product homes and are products that I stand behind.
  10. The price you saw on my Facebook listing is the price of the home and delivery only. Set up cost can vary drastically which is why I didn't include it. Set up price can range anywhere from 20-30k depending on the size and finish of the home you want. Listed below is what is included with in set up.
  11. The actual set up of the home ~$4500 Single Wide or ~$7500 Double Wide
  12. HVAC ~$4500
  13. Trim Out of Home ~$3000
  14. Steps ~$750/set
  15. House Pad ~$2800
  16. Skirting Hardy Board ~$5000 or Brick ~$10000
  17. Electrical Pedestal ~$2500
  18. Permitting Fees and Taxes ~$500
  19. Utility Hook Up ~$1000
  20. If you want to do things yourself to save cost I will only be responsible for the home and delivery and you will be responsible for everything else.
